Job Description
Job title: Facilities Supervisor
Type: Full Time
Hours: 37.5hrs (Days)
Role Purpose
Coordinating all aspects of infrastructure facilities management and maintenance of a busy manufacturing and distribution site in Coventry. Ensuring scheduled and reactive maintenance tasks are completed on time and to a high standard by either in-house operatives or subcontractors. Undertaking tasks yourself when your technical competence, additional hands or urgency may require. Liaising with occupiers regarding facilities management and maintenance issues and monitoring spend against budget for each service line. Engage with senior management team to prioritise improvement activities to create a showcase site demonstrating FM and maintenance capabilities for commercial FM marketing purposes.
The job
- Ensure that statutory compliance is maintained for all infrastructure maintenance activities with associated health, safety and environmental legal requirements, including but not limited to electrical safety, gas safety, F Gas regulations, lifting equipment (LOLER), legionella risk, asbestos management, waste regulations, pressure systems regulations, work at height, confined spaces, discharge to drainage/ water courses etc
- Ensure that preventative and reactive facilities maintenance tasks are completed on time to the required standard
- Oversee all aspects of maintenance of infrastructure facilities, including but not limited to mechanical and electrical works, building fabric maintenance, fire safety systems, cleaning and waste management
- Maintain effective relationships with operatives and contractors, ensuring work is delivered consistently on time and to a high standard
- First point of contact for colleagues and other site occupiers for breakdowns and other urgent requests
- Task scheduling and maintenance record keeping using digital task management system
- Oversight and line management of in-house site security team (inc SIA compliance)
- Update and maintain site asset register
- Monitor infrastructure maintenance spend against budget, escalating any unexpected major cost for management review
- Daily interface with internal and external stakeholders, including site production teams, HQ office workers, Board of Management and third-party tenants
- Schedule and support inspections by insurers or other representatives of landlord organisations as required
- Agree and implement a programme of service improvement actions, improving effectiveness and efficiency of FM and maintenance operations
- Active participation in proof-of-concept trial and implementation of new technologies to improve maintenance and FM operations
- Collect utilities consumption data and engage with finance team to support service charge billing to landlord and/or other site occupiers, as required
- Monitor spend against budget for facilities management services, escalating any unforeseen costs for review and authorisation
About you…Essential:
- Good written and spoken English language skills
- Technical competence in a building services discipline, preferably electrical or multi skill qualified
- Awareness of Heath, Safety and Environmental issues and good practice
- Experience in scheduling and managing M&E and building fabric maintenance tasks, cleaning tasks, waste management tasks
- Experience in managing contractor performance, including compliance with SLA/ KPI’s
- Budget control
- Understanding of statutory compliance requirements in commercial and industrial buildings:
- Experience in coordinating facilities management functions
Desirable:
- Legionella Awareness
- Asbestos Awareness
- Health and Safety qualification (eg IOSH or NEBOSH)
- First Aid at Work certified
- Project Management experience or qualification
